Apollonium Turizm - Community charges

11-01-2010

During August, home owners received a letter from Apollonium Turizm – the Turkish subsidiary management and administration company of Club La Costa Resorts & Hotels, detailing the importance of paying your Community Charges in respect of the successful running of the resort.
Some parts of that letter are reproduced here.

“With any new resort, there are always settling in issues and start up costs to deal with. For Apollonium Spa & Beach Resort, some of these are particular to its location. Unforeseen items have, unfortunately, contributed to a financial requirement above the original estimates given to you by the developer Artev for the first year of operation.

Already your Club La Costa management company has been hard at work to overcome these initial problems and investing substantially in getting this beautiful resort functioning as it should, for the benefit of all owners.

These works have included extraordinary set-up costs such as:

  • Garden materials and supplies
  • Waste collection equipment and transportation
  • Security vehicle and equipment
  • Pool cleaning equipment
  • Communication and satellite equipment.

Meeting these additional costs has contributed to the higher than expected level of first-year fees, but is expected to be a one-off, with calculations showing that the year on year community charges are predicted to come in on previous expectations.

The requirements for a new resort to be up and running successfully are, as you might expect, many; requiring the hiring of staff and equipping them to carry out their duties as well as shining the spotlight into every corner. Costs are distributed across the whole ownership based on the size of your property on a proportional basis.

…It is in the interests of all that this outstanding resort fulfils its potential making it an extremely attractive proposition for residents and for lettings, so those of you wishing to rent out your property can do so in confidence, and/or for the enjoyment of your own family holidays.

High rental potential with Club La Costa
Club La Costa has virtually unrivalled experience of managing successful mixed use resorts in multi-locations: UK, Spain, Tenerife, Portugal and Austria. The company also designs, builds and operates distinguished hotels and resorts, with 22 owned outright that have a mix of vacation ownership and freehold.

… More than 50,000 members have chosen to holiday the Club La Costa way, with a Points system operated through its innovative Vacation Club. The company’s size and expertise in the holiday market means many who have invested in Club La Costa second properties are already enjoying an excellent rental return on their holiday home.”

Resort Management are conducting a comprehensive service review at the new Apollonium Club La Costa Spa & Beach Resort in Turkey, which had a ‘soft’ opening in August designed for a short, but ultimately successful, 3-month debut season.

The team will examine every aspect of a few inevitable ‘teething’ issues that affected the completely smooth operation and efficiency of some areas, which included airport transfers, car hire and menus, and have instituted a complete revision in order to be ready for next season.

Richard Fletcher, Resorts Management Director says, “We can expect at least three times as many members and guests each week from May to October next year, so our service standards are being revised and where necessary improved as a matter of priority.”

The overall feedback from members holidaying at Apollonium was very good, with some rave reviews for the resort overall, while complaints were few and far between – mainly concerning new air conditioning units (which have already been fixed) and the sometimes slow paced but very attentive evening service in the restaurant.

A new Resort Manager is already in place and several key Club La Costa staff are going over to Turkey to oversee changes with the food and beverage operation, which will adopt a two-tiered system with a better, faster daytime service offering lighter holiday meals, a buffet and a BBQ, and a new, improved evening menu, designed to quicken up service without compromising quality or enjoyment.

Richard added, “We have already cut the diamond. All we need to do now is polish it up so it really sparkles in 2010!”
